 In July of 2015, Agracel Development selected THS Constructors to design and build a new Logistics Center for ZF Transmissions, one of the top three automotive suppliers worldwide, to deliver a 100,000 sf facility in Laurens County, South Carolina. The project consists of the upfit of a 50,000 sf shell building located in the Owings Industrial Park, and expansion of the building by 50,000 sf along with a 50,000 SF building pad for future expansion. The new facility houses both manufacturing and warehousing operations, allowing ZF North America to increase its current capacity. With an annual capacity of 1.2 million transmissions, ZF North America Gray Court is the manufacturing site of the 8- speed automatic transmission, as well as, the world’s first 9- speed automatic transmission.

THS, in partnership with McMillan Pazdan Smith, Thomas & Hutton and Arrowood & Arrowood kicked off design in July 2015 of the structural steel and precast facility recognizing the importance to manage the fast track schedule required for ZF’s occupancy by March 2016. The overall schedule included approximately 2 months for design, procurement and permit, and 6 months for construction.

Utilizing THS’s “open book” project approach the project was delivered on March 10, 2016 with savings being returned to our client.

As part of the new facility, THS provided a climate controlled manufacturing/warehouse facility with FTZ security measures, tornado shelter, guard house and back-up electrical generator.
